***LUXURY LIVING***LAKE SIDE***AMPLE PARKING***SPECTACULAR VIEWS***CLOSE TO CARDIFF CITY CENTRE***
The Lake House is located within the hamlet of Michaelston-le-Pit, just a short drive from Cardiff. It is a period property which has been converted into a character home with stunning modern interiors, located by a picturesque series of lakes which meander alongside the house. The living area has been conceived to flow as two interconnecting living spaces which allow both freedom of natural light and optimal views across the water through the arched windows and a french door leading to the jacuzzi. There is seating for 12 people for entertaining and an open fire place for cozy evening in front of the fire. The property includes a state of the art kitchen with Aga and a further two Gaggenau ovens. It also has the benefit of a large stainless steal fridge freezer, coffee machine and intant hot water tap. To the first floor there are two bedrooms , including a master ensuite with extra beds for children and the second bedroom which enjoys views across the valley. There is also access to the Estate's swimming pool and tennis court during the summer months.
If you are looking for privacy and seclusion- then look no further! Viewings strictly by appointment only.
A holding fee equivalent to one weeks’ rent will be payable to secure the property. This will be deducted from the final balance payable upon moving into the property, subject to a successful application. The tenancy agreement must be signed within 14 days following the payment.
Keylet reserves the right to retain this payment should the applicant have provided false or misleading information at the time of applying for the Tenancy or failed to take reasonable steps to enter into the tenancy agreement.
As well as paying the rent, you may also be required to make the following permitted payments.
For properties in Wales, the Renting Homes (Fees etc.) (Wales) Act 2019 means that in addition to rent, lettings agents can only charge tenants the following permitted payments
- Holding deposits (a maximum of 1 week's rent);
- Security deposits;
- Where required, utilities (electricity, gas or other fuel, water, sewerage), communication services (telephone, internet, cable/satellite television), TV licence;
- Council tax (payable to the billing authority);
- Payments for the late payment of rent (where required under the tenancy agreement);
- A breach of a term of the contract (where required under the tenancy agreement); and
- Any other permitted payments under the Renting Homes (Fees etc.) (Wales) Act and regulations applicable at the relevant time.
In addition to publishing relevant fees, lettings agents are also required to publish details of:
- the redress scheme they are a member of; and
- the name of the approved or designated Client Money Protection scheme they are a member of (if any).
Please note that lettings agents are required by law to publish on their websites information for potential tenants about relevant fees, redress schemes and client money protection schemes (including the names of those schemes). Relevant fees must also be published on third party websites, such as Rightmove. For properties to rent in England and Wales, details of the agent's membership of any redress scheme and client money protection scheme must also be published with their fees on Rightmove. It is the agent's responsibility to ensure that all relevant information is provided to Rightmove and is up to date and accurate. If the relevant information does not appear here, the agent may have included it within the property description.
